About Time to Close the Books on March 2010

Now that we are half way through April, it is pretty safe to count Gatlinburg area real estate sales for the month of March in a more official way.  My estimate of 130 residential sales by members of our Great Smoky Mountain Association of Realtors looks to be pretty close, if a slight bit under optimistic.  The actual home sales in March in our Gatlinburg, Pigeon Forge, Sevierville, Kodak, and surrounding towns totaled to 134.  This is a continuation of the trend that we have seen each and every one of the last 9 months.  Here is the updated chart:
Spring is here, the dogwoods are just beginning to bloom, and the weather has been simply spectacular.  These are some of the prettiest days of the year - Not too warm, not too cold, but just about perfect.  Unlike the summer months and the prime autumn season, there aren't too many people here now that we are pretty well past the spring break season.  No long lines, beautiful scenery, wonderful weather - What's not to like??

If all of the above isn't enough, there are superb values in our Gatlinburg real estate market.  Lots of opportunities exist to purchase homes for as much as 50% below what they sold for a few years ago.  Although foreclosure properties frequently represent great values, some non-foreclosure properties are also very attractive.  With non-foreclosure second home properties the furnishings are generally included, the homes don't have as many unknowns, and the maintenance is always better.  Either way, there are wonderful homes on the market that represent exceptional value and opportunity.  If you would like to take advantage of our Buyer's market while it still is here, just contact us!
