Complete real estate information about the Gatlinburg area real estate market and everything related to it including Pigeon Forge and Sevierville as well as the rest of Sevier County and our Great Smoky Mountain National Park area. Current market statistics and new listings including foreclosures are also highlighted here.
The Good, the Bad, and the (VERY) Ugly
Gatlinburg foreclosure properties come in at least 3 flavors: Good, Bad, and Ugly. If you think about it this is probably true for all real estate but it seems to be particularly apt when considering foreclosure real estate. Today was a great example of what I mean. We were assigned a new foreclosure property (nothing new here, we currently manage around 90 properties, the majority of which are Smoky Mountain foreclosures) in the Morristown area (where we have several other listings already). On my way to the new property I went through some very attractive areas including this spectacular gated family compound:
As I drove further toward the property that we had been assigned, I was getting ever closer to Cherokee Lake and visions of spectacular lake front property danced in my head. Unfortunately, as I approached the address the nature of the neighborhood suddenly changed for the worse and when I finally arrived I found this:
Not a gated family compound mansion by a long shot but then the side view made the overall picture even less attractive:
Only a mile or two from the phenomenally large and beautiful gated compound was the property that we will be listing for our client. Sadly, this property pretty well defines ugly. Although it is near the lake the lot falls just short of actually having lake frontage. In fact, you really can't even see the lake from the property although it is VERY close. The dogs are cute but I suspect that the inside of the house won't be.
There are however some VERY attractive homes coming soon to the market. Here's a sample of some of the Gatlinburg area foreclosure homes that have been priced this week as well as a number of properties we will be offering for sale very soon:
3/3 Log Cabin in a Great Pigeon Forge location with all city utilities only $199,900!!
Huge 4000+ SF Sevierville area residence in a super neighborhood - Price TBA.
Charming 4 BR Maryville stucco residence with an in-ground pool priced at only $199,900!
Dreamy & easily accessible Wears Valley home with a year round National Park view - Price TBA.
All of these Smoky Mountain homes will likely sell very quickly and for only a fraction of the price they sold for a few years ago. Whether you are looking for a great Sevierville residence, a super Gatlinburg vacation home, or a Pigeon Forge condominium on the river we have (or will have VERY soon) just what you are looking for!
Every once in a while, an opportunity arises that we just can't pass up and this fantastic log sided home certainly fell into this category. Private, without another home anywhere in sight, this 3-bedroom, 3-bath house with 3 master suites is located in the coveted Pittman Center area and is perfect as either a residence or a vacation home.
This stunning property features over 280 feet of pristine riverfront on the beautiful cascading white water of the Little Pigeon River and this is no postage stamp sized lot either. It is actually a huge parcel of just under 4 acres. From either of the full length decks, you can view & listen to the beautiful rushing river below. Inside, there is also plenty of room to spread out, with over 3,000 square feet of heated & cooled living space, with large rooms and lots of glass.
Should you ever become tired of being alone, Dollywood is less than 20 minutes away but you would never know it from how perfectly peaceful this location is:
We have recently listed 4 otherwise unrelated Smoky Mountain true luxury properties in Sevier County and these estates are absolutely breathtaking. Whether you are looking for an incredible view from a huge mountain side home overlooking Gatlinburg, a spectacular 100+ acre horse farm estate in the Wears Valley area of Sevierville, the landmark Gatlinburg Castle, or just desire your own massive pristine property surrounded by the State and National Forests, we can satisfy your urge to own an undoubtedly unique Smoky Mountain estate. Gatlinburg area sales rocketed past January 2016's tally and we haven't even got all of the sales reported yet. Because this is only the preliminary total, we could rocket past 2006's red-hot all time record of 210 sales. Here is the initial report of January 2017's blistering sales pace for Smoky Mountain residential real estate sales:
Because of some MLS data errors, January's average sales price is not shown on the report above, but hopefully will be soon...
