The Positive Streak Continues Unabated!!

For every month so far in 2012, our Gatlinburg area residential real estate market has been sharply above recent years. In fact, the sales in 2012 have been the very best results versus the same month in any previous year going back all the way to 2007, the last year of the nationwide real estate boom. August 2012 continues this remarkable trend with a very respectable 164 residential units sold by our Great Smoky Mountain Association of Realtors. As always, it is important to note that this is the "flash" number and that the eventual total will certainly be revised upward as more end of the month sales are reported. Due to the occurrence of the Labor Day holiday, this revision will probably be felt significantly all the way through the first week of September. Here is an updated table with the current totals as reported by our GSMAR MLS database:

Importantly, a quick survey of a couple of title companies confirms that there is a lot in the pipeline yet to close too. Personally, I already have 17 pending sales that we anticipate will close during the next 30-45 days and we will very likely add more sales as we go forward. At the start of the year, I had a EXTREMELY unreasonable goal of personally selling 200 units during 2012. While I won't likely attain that goal, I do have 120 sales already this year and we still have 4 full months remaining. My revised (and much more reasonable goal) is 175 Smoky Mountain real estate sales for the full year of 2012 which would still be by far my best year ever.

At this time, it is very appropriate that I thank my wonderful team that keeps all of the paperwork and other details straight. Without Suzy, Giulia, Randy, and Kayla this success wouldn't have happened. I am also grateful for Suzy's work as a Buyer Specialist (yes, she works both in the office handling our accounting and also works with buyers), as well as her husband Mark and Cindy who are also working with the buyers that our advertising generates.
