How Do You Determine THE Best Neighborhood??

As real estate agents, we are always interested in prime locations, and of course nobody wants to miss a really good value, but for many buyers, THE most important question is "What is the immediate neighborhood like?". All too often, we overlook the importance of a great immediate neighborhood when a family is deciding where to live.

I have written about what a great place to live Tennessee is. Within the state, there is no greater beauty, and no lower tax burden, than we have here in Sevier County which makes it my favorite. In Sevier County, the majority of our permanent residents (as opposed to vacation home owners who spend the majority of their time elsewhere) live in the northern parts of the county, specifically Sevierville, Seymour, the Boyds Creek community, and Kodak. Certainly there are people who live full time in areas like Pigeon Forge, Gatlinburg, Wears Valley, and Cosby, but far fewer than in the preceding list. My own family has lived in the Sevierville area for almost all of the 15+ years that we have resided in Sevier County.

Within Sevierville, the majority of my favorite subdivisions are south of Dolly Parton Parkway and East of Hwy 441 (the Parkway). Certainly there are a few nice subdivisions outside of this particular quadrant (and I can think of at least one in each of the other three), but in my opinion the southeast quarter of Sevierville is the place to live. Easy access without fighting tourist traffic to grocery shopping, the post office, banking, schools, and medical facilities make this my favorite side of Sevierville.

Within the southeast quarter of Sevierville, there are several very attractive subdivisions including Belle Meadows, Birchwood, Blalock Woods, The Boardly, Foxwood, Landmark Point, LeConte Landing, Regency Park, Schaconage, and Windswept among several others.

All of the above is a pre-amble to the presentation of my five listings currently available on the sweet side of Sevierville. All of these homes represent excellent value and are well worth a look but my personal favorite is our listing at 907 Ashley Lea, Sevierville in Belle Meadows subdivision. In the interest of full disclosure, the reason this is my favorite listing on the Southeast side of Sevierville is because it belongs to my bride. Yes, this is the house that my wonderful wife Whitney owns and it is for the first time in 15 years for sale. Featuring 4 bedrooms, 2.5 baths and the absolute best neighbors in the world, this will make a great home for some family.
