What You WON'T Find for Under $100,000 in Sevier County

Our East Tennessee real estate market has always been known for being relatively affordable, especially if you get outside of the super hot Gatlinburg and Pigeon Forge tourist areas but unfortunately this is becoming less true. Anywhere in Sevier County, it is almost impossible to find a move-in ready condition site built home for under $100,000. If you do a search of the MLS for a 3 bedroom residential (not vacation rental properties as they are even more expensive) you won't find much at all for under $100,000. This is true even if you are willing to go way out into the far reaches of the county, which is why I am very excited about the house that we are currently remodeling and will be offering for sale early next month.

Too early for pictures, but this home will definitely be a hot commodity. With 3 bedrooms and 1.5 baths, this Sevierville ranch style home has SO much going for it:
  • Super convenient to Walter State Community College, and only about 15 minutes to downtown Sevierville or Pigeon Forge
  • Large and tabletop level lot with several mature trees
  • No maintenance stone and vinyl exterior
  • Ample attached two car garage with new remote opener
  • Not a single stair inside and only one step up from the sidewalk to the living room
  • Completely updated kitchen with all new cabinets, countertops, and appliances
  • Brand new interior walls, paint, and carpet
  • Large walk-in style shower
  • Fresh professionally done landscaping
We aren't exactly sure about the precise pricing level at this point but are expecting to come in at or even a touch under $100,000. Perfect for a young couple, or possible for senior citizens who really shouldn't be on stairs, or as an investment property this home just will not last long. I know that real estate agents often say this but it should be true in this case! For the inside track on this great coming soon owner/agent listing, please call us at 865.436.0444 & tell them you would like to hear about Jeff's latest remodel project.
