Once a Week Whether We Need to or Not!
It was another busy week in Smoky Mountain real estate for our team with closings, a few new listings, and a number of properties placed under contract. With this level of activity in our office one might think that the overall real estate market in our Gatlinburg area has picked up but I'm not so sure of that. If fact, it still seems that most East Tennessee agencies haven't had very much to celebrate as the holiday season begins.
During the period December 1st-15th 2007 there were 70 residential sales reported compared to only 34 that have been posted during the same time frame this year by the roughly 500 actively licensed members of our Great Smoky Mountain Association of Realtors. This confirms that we as a community are once again at only about 50% of the already slow pace of 2007. While the numbers could change for the better during the remainder of the month of December I'm not holding my breath.
With this shortage of sales for the real estate agents in our area it is truly remarkable that I was able to record 4 sales during the first half of December. With a couple more sales since the 15th and several more pending (that hopefully will close by year's end) you can see that we have certainly been blessed to be able to maintain our business at this level. Of course, any percentage of zero is still zero so hopefully the tide will rise and all area agents will have more transactions in the coming year. If you would like to talk with us about how you can benefit from the success we have enjoyed please don't hesitate to email or call me at 865-436-0444.
We have recently listed 4 otherwise unrelated Smoky Mountain true luxury properties in Sevier County and these estates are absolutely breathtaking. Whether you are looking for an incredible view from a huge mountain side home overlooking Gatlinburg, a spectacular 100+ acre horse farm estate in the Wears Valley area of Sevierville, the landmark Gatlinburg Castle, or just desire your own massive pristine property surrounded by the State and National Forests, we can satisfy your urge to own an undoubtedly unique Smoky Mountain estate. Last month, I expressed some concern that our 2012 winning streak for Smoky Mountain residential real estate sales was going to be broken. Unlike the first 8 months of the 2012, September's results did NOT exceed those of September 2011. I also reminded readers that one month does not a trend make and that we would need to wait a couple of months to get a clearer indication of where our Gatlinburg area real estate market was headed. That caution turns out to be quite well thought because the latest residential sales results for our Gatlinburg area real estate market seem to be much better, with the early results already being better than most recent year's October results. Here is my preliminary table showing the good news:
Gatlinburg area sales rocketed past January 2016's tally and we haven't even got all of the sales reported yet. Because this is only the preliminary total, we could rocket past 2006's red-hot all time record of 210 sales. Here is the initial report of January 2017's blistering sales pace for Smoky Mountain residential real estate sales:
Because of some MLS data errors, January's average sales price is not shown on the report above, but hopefully will be soon...
