Wow, What a Summer for Gatlinburg Real Estate, and for Jeff!!
Although this summer won't officially be over until Labor Day, I have never had a busier time in my life! With my marriage to my Wonderful Wife Whitney (WWW for short!) and our subsequent honeymoon in Alaska, my middle daughter's commencement from graduate school in Chicago, a couple of church trips, and a family vacation at the beach, I simply haven't had time to post to this blog in over a month. In fact, if it weren't for my wonderful Gatlinburg Real Estate Team, it wouldn't have been possible to have a good summer business-wise but we certainly have! I have been blessed with 90 transactions closed already in 2013 and many more pending, and that doesn't count the other licensed agents that make up our team! Those wonderful Buyer Specialists are Suzy Compton-Hays, Mark Hays, and Michael Cole. Of course all of us sales people would be lost if it weren't for the extremely competent help we get back at the office from Giulia Luzzana (our transaction coordinator) and Kayla Grantham (our listing coordinator). Suzy actually gets double credit here because she also does an expert job with our accounting, making sure that all of our vendors & agents get paid promptly and that all of the mandated paperwork is filed.
In fact, our board of Realtors had an absolutely great month in July and I am just now getting around to writing about it. July 2013 was a very good month as you can see below, soundly surpassing last year's total:
In fact, for the year so far local realtors are 30 units above 2012 which is really encouraging. There are some very strong comparisons coming up however, so the jury is definitely not in for the full year. Still, we just might beat what was a very strong 2012 for the full year and that would be remarkable indeed!!!
Every once in a while, an opportunity arises that we just can't pass up and this fantastic log sided home certainly fell into this category. Private, without another home anywhere in sight, this 3-bedroom, 3-bath house with 3 master suites is located in the coveted Pittman Center area and is perfect as either a residence or a vacation home.
This stunning property features over 280 feet of pristine riverfront on the beautiful cascading white water of the Little Pigeon River and this is no postage stamp sized lot either. It is actually a huge parcel of just under 4 acres. From either of the full length decks, you can view & listen to the beautiful rushing river below. Inside, there is also plenty of room to spread out, with over 3,000 square feet of heated & cooled living space, with large rooms and lots of glass.
Should you ever become tired of being alone, Dollywood is less than 20 minutes away but you would never know it from how perfectly peaceful this location is:

Gatlinburg area sales rocketed past January 2016's tally and we haven't even got all of the sales reported yet. Because this is only the preliminary total, we could rocket past 2006's red-hot all time record of 210 sales. Here is the initial report of January 2017's blistering sales pace for Smoky Mountain residential real estate sales:
Because of some MLS data errors, January's average sales price is not shown on the report above, but hopefully will be soon...
