Too Busy to Post!

This is pitiful, even by my own weak standards but here is the quick report for June Smoky Mountain residential sales: As long term readers will certainly recognize, these preliminary numbers are ALWAYS revised upward as all firms post all of their sales. By mid month the number for June will certainly exceed what we completed last year, meaning that our string of positive comparisons will remain unbroken. Residential real estate is certainly booming in the Smoky Mountains of Sevier County, TN!!!

This is pitiful, even by my own weak standards but here is the quick report for June Smoky Mountain residential sales: As long term readers will certainly recognize, these preliminary numbers are ALWAYS revised upward as all firms post all of their sales. By mid month the number for June will certainly exceed what we completed last year, meaning that our string of positive comparisons will remain unbroken. Residential real estate is certainly booming in the Smoky Mountains of Sevier County, TN!!!

A Month Since I've Posted, But the News is Great!

I often complain that I've been too busy to write to this Gatlinburg real estate blog and that has certainly been the case of late! With a very successful personal flip transaction (50% NET PROFIT on a 31 day holding period!) and a good number of listings and closings, the blog has unfortunately been completely neglected. Now that the dust is starting to settle a little, it is time to try and catch up. November was a VERY good month for Gatlinburg area real estate indeed. In fact, I can now confirm that 2015's sales have already eclipsed the very robust total for all of 2014 and that doesn't even include the month of December in the 2015 total. Here is the table:

December Final Results Even Better Than Expected

When I posted the flash number for December residential sales on New Year's Day , I knew that there would be lots of agencies who would not have posted all of their closings. My forecast of a final tally of 180 units sold proved to be a little below the eventual total as December 2014 residential sales as reported by our Great Smoky Mountain Association of Realtors MLS database finished at a very strong 185 homes. This is a super-stout number, especially for December which usually tends to be a little slow in comparison to other months. December 2014's performance was the best in several years when compared to previous Decembers. In fact, you have to go all the way back to the very strong year of 2006 to see a better final month of the year. Another very positive comparison is the fact that December of 2014 was better than any  of the months in 2011. Make no doubt about it, Smoky Mountain real estate sales are on the upswing! In another weak monthly performance showing, Gatlinburg area real estate agents combined for only 161 sales during the month of May. This compares very poorly to the value from a year ago when the nearly 500 members of the Great Smoky Mountain Association of Realtors sold 202 residential properties. In fact, this is the third consecutive month of negative comparisons that we have had and as much as I hate to admit it begins to look like a trend, at least for now. As always, keep in mind that several agencies are usually a little late to report their end of the month closings so the final number will undoubtedly be revised upward significantly. Still, it won't be THAT significant... Here is the table for those who like graphic evidence of the rather graphic numbers:
