2017 Real Estate Wrap Up

With a brand new grandson, a rapidly growing business, and a couple of funerals in our family, this has been a really busy time in our lives. With all of this going on, this blog has been badly neglected. In fact, it has never been this long between posts. Although we are still busy, I do enjoy writing these posts and I hope that readers get something from them. In 2017, our Smoky Mountain real estate market had ups and downs but the overall result was a net gain of 3% over the very strong year of 2016. Here is the wrap-up for 2016: The fine print on the last data line of the chart is the average sale price for each year. The most remarkable fact from 2017 in my opinion is that average sales price of $220,442, a whopping 14% increase in the average sale price over 2016's solid average price of $198,891 and almost 50% over the average sales price of just 5 years ago. If you are interested in selling Sevier County real estate, now is a great time!

The Positive Streak Continues, Positively!!

For the 15th month in a row, the total residential sales as reported by members of the Great Smoky Mountain Association of Realtors exceeded those of a year ago. That string of annual increases is particularly impressive when you consider that the numbers from last year were the best since 2007! Sometimes we have to wait until more brokers report all of their sales to declare a statistical victory over the numbers from a year ago but not this month. In fact, for the year as a whole we are over 100 units ahead of 2015 and we aren't even half way through yet. If, and that is a major IF, sales continue at this pace we may just exceed the super high levels of 2006 which we haven't experienced since that year. Not ready to predict that just yet but it is within the realm of possibility...

Golf Course Foreclosure Homes!!

Not very often do foreclosure properties come in the best communities but we currently have TWO of these coming. If you are looking for a great deal on a nice home in a superb location, we can currently provide exactly that. The houses are at the northern and southern edge of our service area but neither is far from something wonderful. One newest listing is in the Dandridge community on the Baneberry Golf Course near Douglas Lake and the other coming soon  (but not yet priced) home is in Townsend in the Laurel Valley Golf Course & Resort  community near the Great Smoky Mountain National Park. June Sales Don't Quite Equal Last Year, at Least Not Yet...

Although June felt like a good month, it didn't quite finish that way according to the Great Smoky Mountain Association of Realtors MLS database. While several more sales will no doubt be recorded, it looks like our community's real estate agent's production will end up very close to last year's total residential sales. In 2012, Gatlinburg area real estate agencies combined to sell a total of 182 homes and condos. As of tonight, our MLS is reporting only 168 units sold, about 8% less than the year ago total. With the Independence Day holiday and summer vacations more delay than usual may exist but I'm not so sure that we will end up beating last year's total. Here's an updated total for those keeping score at home:

August Has Finished Strongly Indeed!

When we reported the initial Gatlinburg area residential real estate sales tally a week ago I was concerned that our local real estate market might have lost a little bit of momentum. After more agencies have gotten their sales tallies updated, this does not appear to be the case at all. In fact, August has turned out to be one of the stronger months of 2012 and our positive streak has been strongly reinforced. See for yourself by reviewing this updated table:

When we reported the initial Gatlinburg area residential real estate sales tally a week ago I was concerned that our local real estate market might have lost a little bit of momentum. After more agencies have gotten their sales tallies updated, this does not appear to be the case at all. In fact, August has turned out to be one of the stronger months of 2012 and our positive streak has been strongly reinforced. See for yourself by reviewing this updated table:

July Posts a Victory, Sort of...

With a LOT going on in my business and personal life over the last couple of months, I have done a horrible job of posting to this Gatlinburg real estate blog. Although I have personally recorded nearly 120 sales already during 2012 (with the assistance of an awesome support staff), that level of activity has taken a real toll on some peripheral pursuits such as this blog. Taking a solemn pledge not to allow this to continue, I am finally making up for lost time this evening and marking a new commitment to posting more regularly to this all too often neglected blog site. Now that August is nearly over, I guess it is high time to post about the sales that our Great Smoky Mountain Association of Realtors board recorded in July. During last month, residential sales as reported by our MLS database were again ahead of July 2011 but by a much less impressive percentage than was recorded during EVERY month of the first half of this year. It always takes several days for the Gatlinburg area real estate agencies to post their sales to our Great Smoky Mountain Association of Realtors MLS database. Now that a week has gone by (albeit one with a major holiday and wicked storms), the numbers are a little clearer and they aren't bad at all: To see a clearer version of the table above, please click here. Not yet absolutely certain that we will hit my forecast of 170 total residential sales for June 2012 but that number is still within reach. With a lot of sales pending, July looks promising too. Hopefully, the six consecutive month winning streak will continue because when volume increases, prices usually also do!!

Here's my latest summary: May was indeed another great month, making it now 5 consecutive months of double digit gains! While nowhere near the torrid pace of 2007, for the 5th month in a row, these are the best results for the month since the record setting 2005-2007 period. I myself have had a great start to the year, with 69 sales as of this writing already for 2012. I Can't Help It - I'm a Numbers Geek!!

Back in high school, I was a star member of the Chess Team, not the Football Team. We didn't get much of a crowd at our meets, the cheerleaders didn't show, and if even your mom came you felt fortunate (mine often did!!). Didn't help the social life much either as us nerds weren't generally at the top of the social ladder. Still, in the end brains are a plus, even if it didn't always feel that way in high school... Today, things have changed somewhat. I still like numbers and patterns and graphs and enjoy researching trends and that DOES pay off. The reason I have had a great deal of success with foreclosures is that I saw this mess coming. Now, I think I can see a real recovery beginning but I've thought that I saw improvement coming before. This time it doesnt appear to be the result of our government's intervention and hopefully this time it will persist. If you look at the first four months of this year, you can see that we have enjoyed double digit perc...
