A Month Since I've Posted, But the News is Great!

I often complain that I've been too busy to write to this Gatlinburg real estate blog and that has certainly been the case of late! With a very successful personal flip transaction (50% NET PROFIT on a 31 day holding period!) and a good number of listings and closings, the blog has unfortunately been completely neglected. Now that the dust is starting to settle a little, it is time to try and catch up. November was a VERY good month for Gatlinburg area real estate indeed. In fact, I can now confirm that 2015's sales have already eclipsed the very robust total for all of 2014 and that doesn't even include the month of December in the 2015 total. Here is the table:

In fact, I can now confirm that 2015's sales have already eclipsed the very robust total for all of 2014 and that doesn't even include the month of December in the 2015 total. Here is the table:

Busy + Vacation = Failure to Post the Good News!

The good news is that my family enjoyed a much needed vacation and for the first time in my life we took a consecutive full two weeks off. The bad news is that I totally forgot about posting to this blog and didn't notice my error until now because we've been really busy since my return to work on Monday (also good news!!). June was indeed an excellent month: Four consecutive months of solid gains above pretty good numbers last year puts us 80 units ahead of 2014's strong results. July 2014 will be a very difficult month to surpass as it was the single best month in a good year but 2015 as a whole seems pretty solidly ahead of our pace last year which was the best since 2007. My hope is that we will surpass 2007 this year and that hasn't happened since the go-go market we had in 2005-2006. Gatlinburg area real estate is looking up indeed!!!

November Not So Well...

Although I have always said that one month doesn't make a trend, the month of November 2014 has me more than a little concerned. While there will certainly be several additional sales posted by agents who are running behind getting their computer work done, we are a LONG way off from the really strong number area agents generated in November 2013: Just a month ago I thought that our board of realtors would eclipse the 5 year record sales of 2013 but now it doesn't look at all likely. Area agents will need a December performance like the all time record setting numbers generated in 2005 & 2006 to finish 2014 above the 2013 total.  Fortunately, things are still going pretty well in my little world, with 10 closed transactions in November and several more already pending for December.
