December Smoky Mountain Real Estate Sales Finish Well, Despite the Fires!

For many years I have posted to this blog, sometimes more often and other times so rarely that it doesn't really feel like much of a blog. During the 20 plus years I have lived here, I have never witnessed anything like the fires of November & early December. Despite this horrific event, real estate sales continued at a good pace. In fact, if we have the normal late additions, we may exceed December 2015 which would be remarkable indeed. Here are the numbers as they stand today: Importantly, we are within only 5 units of matching the stratospheric numbers from 2006, the second highest year ever. Again, with normal late reporting we will likely exceed the tally from 2006 which is something to celebrate indeed.

Again, with normal late reporting we will likely exceed the tally from 2006 which is something to celebrate indeed.

February Residential Sales Disappoint, at Least for Now...

The flash number for February Gatlinburg area real estate sales is in (139) and it is a little disappointing. Although these preliminary numbers are always revised upward as more agents get their sales posted the increase usually results in an increase of only 10-15% or so.  When I factor a typical revision in it looks as if we will come nowhere close to the high water mark reached during the boom years of 2005-2007. Tough January weather is probably one culprit that caused February closings to be lackluster. A second factor is that supply is down and prices have begun to come up. This is a good condition longer term but it does take a little while for Buyers to become accustomed to. I normally post a table in this space showing the long term results but can't seem to do that with my smart phone so I will add that here later.

The flash number for February Gatlinburg area real estate sales is in (139) and it is a little disappointing. Although these preliminary numbers are always revised upward as more agents get their sales posted the increase usually results in an increase of only 10-15% or so.  When I factor a typical revision in it looks as if we will come nowhere close to the high water mark reached during the boom years of 2005-2007. Tough January weather is probably one culprit that caused February closings to be lackluster. A second factor is that supply is down and prices have begun to come up. This is a good condition longer term but it does take a little while for Buyers to become accustomed to. I normally post a table in this space showing the long term results but can't seem to do that with my smart phone so I will add that here later.

I often complain that I've been too busy to write to this Gatlinburg real estate blog and that has certainly been the case of late! With a very successful personal flip transaction (50% NET PROFIT on a 31 day holding period!) and a good number of listings and closings, the blog has unfortunately been completely neglected. Now that the dust is starting to settle a little, it is time to try and catch up. November was a VERY good month for Gatlinburg area real estate indeed. In fact, I can now confirm that 2015's sales have already eclipsed the very robust total for all of 2014 and that doesn't even include the month of December in the 2015 total. Here is the table:

March Goes Out Like a Lion, At Least in Terms of Real Estate Sales!

It turns out that March 2015 was a better month for Smoky Mountain real estate than I first reported , finishing very strongly indeed. Although the quick number on April 1st was initially sharply below the total of a year ago, the revised number actually exceeds  the rather anemic total from March 2014. See for yourself: While the tally for March 2015 is barely enough to exceed last year's number, it has surpassed it. Now if we could just surpass the much stronger number from March of two or three years ago. That, I'm afraid won't happen this time around...

After being actively involved in Smoky Mountain real estate for 17 years I've come to really appreciate the vitality that our Gatlinburg area real estate market consistently shows. Yes, there was that really bleak period during November of 2008 when I thought that we might not be able to keep the doors open but other than that I have never been concerned about the opportunity to make a good living selling Sevier County real estate. Our market continues to rebound from the last few slow years and for the sixth month in a row, members of the Great Smoky Mountain Association of Realtors have once again posted soundly better numbers than we have seen for the last several years. In fact, EVERY month of 2012 has so far been the best month when compared to the same period in previous years all the way back to 2007 which was prior to the bubble bursting and the near total collapse of the market in 2008. As a board, we aren't about to challenge the amazing numbers posted during 2005-20...

April's closed residential transactions as reported by the Great Smoky Mountain Association of Realtors MLS database tallied only 117, at least as of right now. As always, there will certainly be late reports of closings and I expect that the final tally will probably be closer to 130. This would at least surpass April 2011's sales but not by much and nowhere near match the very strong total of 151 homes sold during April 2010. The strong performance back in April 2010 was caused by the end of the federal government's first time home buyer tax credit incentive. Furthermore, April 2012's lackluster performance will likely not be better than the numbers from 2008-2010 as all of the 2012 first quarter's results were. For folks who (like me) generally prefer to see data in table form, here is the latest: Check back in a few days to see if the revised April 2012 number does in fact exceed 2011's 123 homes sold - I'm betting it will!!

Always nice to have some good news to share.  During the month of July, 2011 Gatlinburg area residential unit sales were the second best of the year with 126 homes sold as reported by our Great Smoky Mountain Association of Realtors Multiple Listing Service or MLS. In fact, once all of the dust settles, it may be that we will surpass March's 134 units which has been the best tally during 2011.  Further good news is that for the first time since January, 2011 we should surpass the total number of sales for the same month during 2010 which was 127.  Regardless, it was a better month for local real estate sales, at least compared to the last couple of months.  Additionally, the average sales price was up a little at $159,576 when compared to June's average sales price of only $153,014.  Here is our chart comparing monthly residential sales as reported by our MLS over the last several years:
