Sellers of real estate here in our Gatlinburg/Pigeon Forge/Sevierville area markets often ask if homes sell better furnished or unfurnished and the answer is an unqualified "Furnished". While an empty home sometimes appears larger the presence of attractively arranged furniture and decor items makes all the difference. I recently had the assistance of Staged to Sell by Dee and Joni , a local professional staging company, in making a bank-owned property appear much more attractive. Take a look at the dramatic difference via the before and after photos below. Unfortunately, different cameras wielded by different photographers at different times of day blur the comparison somewhat but it is nonetheless clear that the furnished version of each of these three rooms is far superior to the barren unfurnished view. I have had this blog since 2003 but didn't really get serious about regularly writing here until the beginning of 2007. I do truly enjoy the opportunity to share my thoughts about our local Gatlinburg area real estate market including the surrounding communities of Pigeon Forge, Sevierville, Seymour, Kodak, and Cosby. The only problem with writing any type of blog is that you really aren't sure just how many people are reading much less care about what you are pontificating about. Realtors in our Gatlinburg area real estate market don't generally do open houses. Actually, I have to admit that I haven't in the past done them very often either. All too often open houses just allow your nosey neighbors the opportunity to see the inside of your home and then gossip later about the decorating, the furniture, or maybe the presence of alcohol inside. Still, desperate times call for desperate measures so I'm now occasionally doing open houses. My next open house (August 15th) will be for the house I recently wrote about called the Beauty. We are having the home professionally staged and that will make a big difference in its already attractive interior. Most bank owned homes are rather sterile and all too often the former owners of the property take out their frustration on the helpless house by removing appliances, ceiling fans and other light fixtures, bath fixtures, and even hot tubs or other attached items. National New Home Sales Rate Plunges Sales of new homes plunged by 8.5% to a 17-year low in March, the United States Commerce Department estimated today. The decline in new-home sales to a seasonally adjusted annual rate of 526,000 was much weaker than the 577,000 pace expected by economists surveyed by the MarketWatch organization. In Sevier County, March sales of residential properties fell to the lowest level in many years with only 66 units being reported by the Great Smoky Mountain Association of Realtors (GSMAR). An additional 40 units in neighboring counties were sold by member Realtors during the month but the total of 106 units was sharply lower than March a year ago when a total of 244 residential units were sold by the members of GSMAR. Of additional concern, the month of April has been very slow so far as reported by members of our MLS. I'm estimating that total sales of residential units by GSMAR members will fall well below 100 units setting a new recent year low fo...
