Gatlinburg Area July Sales Tally Continues to Improve

They just keep trickling in: We are still nearly 100 units above the pace from a year ago on a year to date basis. Unless things really slow down we should beat 2014 which was significantly better than any year since 2007. Heck, we might even match the lofty total from the bubble year of 2007!!

Half Way Through October, It's Time to Close the Books on September

For the life of me I don't understand why it takes so long for Smoky Mountain real estate agents to post their sales into our local MLS. It isn't that hard, doesn't take long to do, and we all use the stats to analyze the various aspects of our market and look for trends and opportunities. Knowledgeable real estate agents use these figures to better assist our clients and of course timely information is always better than incomplete or late data. Regardless of how much it irritates me or how simple the task should be, it isn't going to change. To get a really complete picture of our Gatlinburg area real estate market you just have to wait for a couple of weeks for all of the dust to settle. Sadly, it isn't over even then as I had to slightly revise my reported sales totals for both July and August as well as September to totally match the latest stats as reported by our Great Smoky Mountains Association of Realtors. Sevierville Residential Price Trends An appraiser friend of mine who mainly works in the commercial part of our real estate industry asked me a week ago what the price trends have recently been for our residential market here in Sevier County. I had a few minutes (please bear with me - with more time I could have done proper tables and had much better formatting) in between appointments this afternoon and ran the numbers for residential sales over the past 3 years: Year Average Price - # of Sales 2006 - $215,854 - 376 2007 - $206,370 - 329 2008 - $191,233 - 213 (Jan-Oct only) Interestingly, prices have dropped 11.4% from 2006 to 2008 but the drop is not as dramatic for smaller homes. When I limited the search to 1200-1400 finished square feet 3 bedroom, 2 bath homes the results were: Year - Average Price - # of Sales 2006 - $133,531 - 40 2007 - $126,430 - 55 2008 - $124,887 - 27 (Jan-Oct only) In the starter home category, the drop was still present, but was only 6.4%.
