May Residential Sales Extend the Streak!!

Everybody loves a winning streak and Gatlinburg area residential sales are certainly on a serious winning streak! Although May isn't over and there will certainly be quite a few more sales reported, we are already double digits ahead of last year's May results. Furthermore, May 2012 will again exceed not only last year's total, but will probably be the best results since 2007. As of tonight, we are already at 139 sales closed in May 2012 and the month isn't even quite over yet. My best guess is that we will finish with as many as 160-170 residential sales sold by the members of the Great Smoky Mountain Association of Realtors. I'll post the less preliminary May results later this week and a final number sometime around Mid-June but the trend of double-digit increases from last year is now 6 months long and shows no sign of slowing down. The really important question: Can significant price increases for Smoky Mountain real estate be very far behind??

I'll post the less preliminary May results later this week and a final number sometime around Mid-June but the trend of double-digit increases from last year is now 6 months long and shows no sign of slowing down. The really important question: Can significant price increases for Smoky Mountain real estate be very far behind??

With more late additions than normal to our Great Smoky Mountain Association of Realtors unit sales results, the final total of residential sales for last month isn't so bad after all. In April, the members of our board (which reports most of the sales for Gatlinburg, Pigeon Forge, Sevierville, and Cosby) combined to sell a total of 136 residential units and that is a nice increase indeed. This particular Smoky Mountain Realtor had a pretty good month too with a total of 13 sales of my own in April. Here is the updated summary  for our entire board:

This is yet more evidence that our market is returning to life and that buyers are snapping up the remaining bargains. For the third month in a row, sales are sharply higher than a year ago and we are now seeing evidence of a new & very positive trend. For the first time in any month since 2007, the Great Smoky Mountains Association of Realtors MLS database shows that the Realtors of our area combined for 204 residential sales last month!! This is yet more evidence that our market is returning to life and that buyers are snapping up the remaining bargains. For the third month in a row, sales are sharply higher than a year ago and we are now seeing evidence of a new & very positive trend. August Residential Sales Results

In the month of August, the roughly 550 active members of the Great Smoky Mountain Association of Realtors combined for a total of 128 residential units sold.  This isn't terrible, but is about 12% below the total for August 2010.  For the second month in a row, the 2011 totals are exactly equivalent to the disastrous levels of 2008 - This is not a trend we want to see continue!  Fortunately, the feel of this market is better than it was at this point in 2008.  In that dreadful year, this was about the time that everything began to fall off the tracks.  We actually expect a stronger second half of the year but only time will tell.  For those of you who prefer your information in chart form, here it is:

Gatlinburg Residential July Sales and Average Sales Price are Both Up!!

Always nice to have some good news to share.  During the month of July, 2011 Gatlinburg area residential unit sales were the second best of the year with 126 homes sold as reported by our Great Smoky Mountain Association of Realtors Multiple Listing Service or MLS. In fact, once all of the dust settles, it may be that we will surpass March's 134 units which has been the best tally during 2011.  Further good news is that for the first time since January, 2011 we should surpass the total number of sales for the same month during 2010 which was 127.  Regardless, it was a better month for local real estate sales, at least compared to the last couple of months.  Additionally, the average sales price was up a little at $159,576 when compared to June's average sales price of only $153,014.  Here is our chart comparing monthly residential sales as reported by our MLS over the last several years:

With 88 closed sales already in 2010 and 20 more pending and a little more than one quarter of the year yet to go I have certainly been very blessed this year.  So many of our friends in the real estate business have not been nearly as fortunate and their situations sadly are reflected quite accurately by this cartoon: The essential keys to success in the real estate marketing business have always been: Having well priced listings that represent true value as compared with comparable properties. Effective, colorful descriptions of these listings accompanied by attractive photos. July Ends Early - And Not So Pretty!

Because Saturday (today) is the end of the month most all July real estate transactions were completed yesterday. Although I have seen a Saturday closing, they are VERY uncommon in our Gatlinburg area real estate market.  As I always remind readers, there will be several more closings reported by Sevier County (and the surrounding areas) Realtors during the next couple of weeks but we do now have a preliminary total for July residential sales reported by our Great Smoky Mountain Association of Realtors. The very early result is a paltry 109 residential units sold by the more than 400 members of our board.  My guess is that the final total will be approximately 130 homes and condos sold but that is still well below July 2009's final total of 145 sales. Although there could be more late reported sales than I am anticipating, I seriously doubt that we will exceed July 2009's tally.  That is very disappointing because it means that a 12 month long consecut...

Just time for a very quick post but June's residential sales in our Gatlinburg area real estate market are already better than the number recorded a year ago.  Although more sales will certainly be posted by the members of the Great Smoky Mountain Association of Realtors, the snapshot total recorded so far is 120 units.  Although not a fabulous number, it is at least more than the paltry 116 total Smoky Mountain homes sold during June 2009.  Unfortunately, real estate foreclosures appear to be up as well with a similar number of initial foreclosure filings occurring during June 2010.  Stay tuned for more information to be posted soon (but not tonight) on this page.

Because of Memorial Day falling on a Monday, the last business day of May, 2010 for our Gatlinburg area real estate market was today.  Although it is VERY early to look at total sales for the month I wanted to consider (at least on a preliminary basis) what local realtors reported as sold in our Smoky Mountain real estate market for this holiday shortened month. In a single word, the month-end snapshot as of today, can only be described as atrocious!  There will certainly be many more sales reported by other members of the Great Smoky Mountains Association of Realtors in the next couple of weeks.  I am however  very concerned that our ten consecutive month run of positive comparisons versus the same month a year ago will likely be broken.  With only 99 residential sales reported by our board's MLS , it appears in fact very unlikely that we can surpass last May's 134 residential units sold.
