Smoky Mountain Real Estate Winning Streak at Risk?

Every month without fail since the beginning of this year, our Gatlinburg area real estate market has been scoring very impressive increases over the same month a year ago in the number of residential real estate transactions closed. This eight month long winning streak is now definitely at risk, with September's weak results of only 136 completed residential sales as reported by the Great Smoky Mountain Association of Realtors. Only January's very weak tally was lower than what we have recorded so far for September. Part of the challenge is that we are comparing to a relatively strong year ago month when 159 homes were sold by the real estate agents of Gatlinburg, Pigeon Forge, Sevierville, Kodak, Seymour, and Cosby Tennessee. Here is the latest information in table form: When comparing the second best month of last year to the second worst month of this year, it is not a surprise that the result is, at least for now, a negative. After being actively involved in Smoky Mountain real estate for 17 years I've come to really appreciate the vitality that our Gatlinburg area real estate market consistently shows. Yes, there was that really bleak period during November of 2008 when I thought that we might not be able to keep the doors open but other than that I have never been concerned about the opportunity to make a good living selling Sevier County real estate. Our market continues to rebound from the last few slow years and for the sixth month in a row, members of the Great Smoky Mountain Association of Realtors have once again posted soundly better numbers than we have seen for the last several years. In fact, EVERY month of 2012 has so far been the best month when compared to the same period in previous years all the way back to 2007 which was prior to the bubble bursting and the near total collapse of the market in 2008. As a board, we aren't about to challenge the amazing numbers posted during 2005-20...

May Was Even Better Than I Expected!

With still some more "dust" to settle, May's tally of residential sales in the Gatlinburg/Pigeon Forge/Sevierville/Seymour/Kodak and surrounding communities, as reported by the Great Smoky Mountain Association of Realtors, was really strong. In fact, the preliminary number as of this post is already 166 homes, condos, and mobile homes sold by members of our MLS. My revised best guess is that we will likely end up with around 175 sales and that will be strong indeed. Here's my latest summary: May was indeed another great month, making it now 5 consecutive months of double digit gains! While nowhere near the torrid pace of 2007, for the 5th month in a row, these are the best results for the month since the record setting 2005-2007 period. I myself have had a great start to the year, with 69 sales as of this writing already for 2012. April Smoky Mountain Residential Sales Disappoint

April's closed residential transactions as reported by the Great Smoky Mountain Association of Realtors MLS database tallied only 117, at least as of right now. As always, there will certainly be late reports of closings and I expect that the final tally will probably be closer to 130. This would at least surpass April 2011's sales but not by much and nowhere near match the very strong total of 151 homes sold during April 2010. The strong performance back in April 2010 was caused by the end of the federal government's first time home buyer tax credit incentive. Furthermore, April 2012's lackluster performance will likely not be better than the numbers from 2008-2010 as all of the 2012 first quarter's results were. For folks who (like me) generally prefer to see data in table form, here is the latest: Check back in a few days to see if the revised April 2012 number does in fact exceed 2011's 123 homes sold - I'm betting it will!!

For the first time in any month since 2007, the Great Smoky Mountains Association of Realtors MLS database shows that the Realtors of our area combined for 204 residential sales last month!! This is yet more evidence that our market is returning to life and that buyers are snapping up the remaining bargains. For the third month in a row, sales are sharply higher than a year ago and we are now seeing evidence of a new & very positive trend. Don't just take my word for it, here is the chart: If you have been waiting for the right time to purchase Smoky Mountain real estate, this looks like it may be what you have been waiting for! For the first time in any month since 2007, the Great Smoky Mountains Association of Realtors MLS database shows that the Realtors of our area combined for 204 residential sales last month!! This is yet more evidence that our market is returning to life and that buyers are snapping up the remaining bargains. For the third month in a row, sales are sharply higher than a year ago and we are now seeing evidence of a new & very positive trend. Another Very Strong Month for Gatlinburg Real Estate!!

March 2012 was indeed another VERY strong month for for Gatlinburg area residential real estate sales and for the third month in a row one has to go all the way back to 2007 to find a superior result for this month. Obviously, a strong positive trend appears to be at work here with every month in 2012 being sharply ahead of last year. Although the past doesn't ever guarantee future results, it is generally the best predictor we have of the future so it is certainly worth reviewing. In March 2012, the quick value for residential sales is 157, a solid 17% increase when compared to the same month in 2011. As I always remind readers, this instant result will certainly be revised upward as more firms enter their end of the month closings into our Great Smoky Mountain Association of Realtors MLS database. I expect that the final tally may be as high as 170 which would be the highest value for ANY month since the good old days of 2007 when we actually AVERAGED more than 188 homes being so...
