January is Jumping!!

Usually, the first of the new year means a short break from the occasional traffic jams and potential long lines at restaurants that Sevier County residents (and visitors) sometimes face, but there seems to be no respite this year. Good weather, low gas prices, a number of Christian youth conferences, and a generally improving national economy have combined to create the busiest January that I can remember. Several times this month I have remarked to those in the truck with me that there seemed to be a lot of people in town and this was confirmed by another article in The Mountain Press on Thursday . Smoky Mountain real estate transactions continue to be strong as well. January looks great from my point of view as well with several homes already completed this month and a few more set to close by the end of next week. Hey, who really needs an off season anyway??

December Final Results Even Better Than Expected

When I posted the flash number for December residential sales on New Year's Day , I knew that there would be lots of agencies who would not have posted all of their closings. My forecast of a final tally of 180 units sold proved to be a little below the eventual total as December 2014 residential sales as reported by our Great Smoky Mountain Association of Realtors MLS database finished at a very strong 185 homes. This is a super-stout number, especially for December which usually tends to be a little slow in comparison to other months. December 2014's performance was the best in several years when compared to previous Decembers. In fact, you have to go all the way back to the very strong year of 2006 to see a better final month of the year. Another very positive comparison is the fact that December of 2014 was better than any  of the months in 2011. Make no doubt about it, Smoky Mountain real estate sales are on the upswing! In 2014, I was fortunate to sell over 100 properties in 6 counties and across a very wide range of territory. Here's the map that describes this much better than words can: I am quite proud of the fact that we AVERAGED selling these properties for over 95% of the listing price and in an area leading time on market of only 127 days. Although the vast majority of my sales were in Sevier County, it's clear that we still do travel well. If you are looking to buy or sell in Sevier, Jefferson, Blount, Hamblen, Knox, or even Hancock County (which is a VERY long way away), please contact us !!
