Sorry, We've Been Very Busy!

For eight years I have faithfully posted each month's residential sales numbers reported by the agents in our Great Smoky Mountain Association of Realtors. Except for January 2014's report which unfortunately I just overlooked! The sad thing is that January 2014 was a REALLY good month for our Smoky Mountain area, the best results for any January since 2007. Nine percent above the strong numbers reported in January 2013, the new year is off to a great start. Here is the updated table of Gatlinburg area residential real estate sales numbers:

The Positive Streak Continues Unabated!!

For every month so far in 2012, our Gatlinburg area residential real estate market has been sharply above recent years. In fact, the sales in 2012 have been the very best results versus the same month in any previous year going back all the way to 2007, the last year of the nationwide real estate boom. August 2012 continues this remarkable trend with a very respectable 164 residential units sold by our Great Smoky Mountain Association of Realtors. As always, it is important to note that this is the "flash" number and that the eventual total will certainly be revised upward as more end of the month sales are reported. Due to the occurrence of the Labor Day holiday, this revision will probably be felt significantly all the way through the first week of September. Here is an updated table with the current totals as reported by our GSMAR MLS database: Importantly, a quick survey of a couple of title companies confirms that there is a lot in the pipeline yet to close too. I Can't Help It - I'm a Numbers Geek!!

Back in high school, I was a star member of the Chess Team, not the Football Team. We didn't get much of a crowd at our meets, the cheerleaders didn't show, and if even your mom came you felt fortunate (mine often did!!). Didn't help the social life much either as us nerds weren't generally at the top of the social ladder. Still, in the end brains are a plus, even if it didn't always feel that way in high school... Today, things have changed somewhat. I still like numbers and patterns and graphs and enjoy researching trends and that DOES pay off. The reason I have had a great deal of success with foreclosures is that I saw this mess coming. Now, I think I can see a real recovery beginning but I've thought that I saw improvement coming before. This time it doesnt appear to be the result of our government's intervention and hopefully this time it will persist. April's Residential Sales Now at (Yawn) 114

Seems like we just can't catch a break.  Although my earlier estimate was that April's Gatlinburg area residential real estate sales would end up being around 120 units, it now seems that I was possibly just a little over enthusiastic.  The total, as of this morning, is 114 so we can still possibly get all the way to the 120 number but it doesn't seem as likely as it did earlier.  For those of you who enjoy moderate torture, here is the updated table: www.gatlinburghomes.com/pdf/market.pdf
