Why Does the Bank Wait SO Long??

This new bank foreclosure property in Sevierville was assigned to us yesterday to be marketed. Curiously, it was found to be vacant by the lender's field service inspection way back on 8/23/2012!! Why is it only now being released for marketing?? Kind of makes you wonder just how large the nationwide "shadow inventory"of foreclosed homes still is?? I would love to say that all of our listings are gorgeous homes that are picture perfect and in move-in-ready condition, but I don't like to lie. Truth is, some of our Gatlinburg area foreclosure listings are as far from perfect as the East is from the West, but that isn't always the case! During the past week, we have been assigned 3 new Smoky Mountain residential foreclosure properties that are in fact exceptionally attractive and in excellent condition!! In fact, many Gatlinburg area foreclosures are homes that I can't really take any pride in listing. Some of them are almost embarrassing and make you wonder "Do people really live like this??". Fortunately, there are some exceedingly attractive Smoky Mountain foreclosures in the pipeline currently that should be available very soon. Consider these "Coming Attractions" which we were just assigned last week: In Sevierville's New Center community, a very attractive home at 3534 Walking Horse Lane . Easiest Smoky Mountain Short Sale Ever!!

I have suffered through a number of short sale efforts and they have in the past often ended very badly. Sellers can (& do) get foreclosed upon during the short sale process or the Buyers lose patience with never ending requests for extensions by the seller on behalf of their lender. After these experiences, I became disinterested in pursuing short sale opportunities because it just wasn't worth it. Nobody came out of the process unscathed and, as a friend said years ago, "Jeff, I don't need any more practice - I need to get paid!". But the sale I closed today ( my 54th completed sale already in 2012 ) was definitely different! My friend who I go to church with approached me around the beginning of March and told me that, due to a number of unfortunate events, he needed to sell but owed considerably more than his house is now worth. This is not unusual in this era. In fact, a large percentage of all home owners are now "underwater" - Especially if they...

Banks as Gatlinburg Area Real Estate Principals

Each week, like many newspapers do, our local Mountain Press, provides a list of all of the previous week's real estate transfers.  In yesterday's edition, there were 36 transfers which made me long for the good old days of a few years ago when the weekly transaction count for Gatlinburg area real estate was much higher.  Speaking of the good old days, remember when banks generally were involved only as lenders in real estate transactions?? Although the newspaper's list of real estate transfers doesn't provide the lender's name, the interesting fact is that in this week's list bank names were all over the page, both as buyers (generally meaning new foreclosures that have been completed) and as sellers (almost always a reflection of the disposal of property that they had foreclosed upon previously).  If fact, out of the 36 real estate transfers Sevier County had last week, 17 had a bank as either the buyer or the seller.  Of those 17 transactions that involve...

Even though I have been in the Gatlinburg area real estate business for the past 15 years and the investment management field for the previous 8, I have never been exactly certain of what causes a declining market to turn around and go back up.  Sure, it requires there to be more buyers than there are sellers and you have to have a change in the market's psychology but what causes this to occur?  My question is not at all an idle one, as it has everything to do with when is the best time to purchase Smoky Mountain real estate here in our Gatlinburg/Pigeon Forge/Sevierville area.  Because falling prices cause more "underwater" homeowners to consider walking away from their mortgage, forcing banks to place more properties on the market at giveaway prices, a vicious cycle is formed which leads to yet lower prices and the cycle continues.  With the experience that we have gained during "the current unpleasantries" (the same term the South used to describe the Americ...
