This is incredibly important for Sevier County because the vast majority of our 12-14 million annual vacationing guests drive rather than fly to visit the unique tourist destination we have nestled in our mountains. We have just listed a very attractive home that sits atop a mountain and is perfectly private, without another home in sight ANYWHERE and man does it have a view ! At the same time, this 3 bedroom, 2 bath residence on 6 acres is only 15 minutes from the Super Walmart or the Lowes Home Center in Newport AND a large number of fast food outlets at the nearby exit # 435 of Interstate 40. That's right, pedestrian areas are becoming available on Google Street View: Used for several years on automotive routes around the world, pedestrian areas are becoming accessible via Google Street View. During the nearly 20 years that I have lived in the Sevier County, TN area, our annual visitor count has nearly doubled to approximately 11,000,000 visitors each year. It is truly amazing the economic vitality that our Gatlinburg, Pigeon Forge, and Sevierville areas have built. To give you an idea just how powerful our community's tourist economy is, check out the following table that I have researched and compiled: The expected super cities of Orlando, New York City, Atlanta, Los Angeles, Chicago, and Las Vegas are near the top and that really isn't a surprise. The fact that our own Sevier County area is ranked #11 among all American communities is quite remarkable indeed. What is even more impressive is that Sevier County has delivered this impressive result without scheduled airline service, a seaport, or passenger train service. Construction of the new Dollywood Resort property has begun and I couldn't resist the opportunity to take a couple of aerial photos. The size of the cars going by on Veteran's Blvd and the giant earth moving equipment on top of the hill provide a little idea of the scale of this project! The photo below taken from a lesser altitude shows the current height of the mega site's base. Not sure if more of this large hill will be taken down or not but this is what it looked like this afternoon. Now that's a lot of dirt! The economic impact of the construction and operation of a property this large will be huge for our Sevier County area. Can't wait to see this new resort property up and running!! Cheddars is a perfect fit for our community and will be a most-welcome addition. If it is like the Firehouse Subs, Olive Garden, and Red Lobster restaurants that opened a few years ago in nearby Sevierville, the new restaurant will quickly be one of the chains very highest producing locations. Maybe now I should consider writing something more directly regarding Gatlinburg area real estate...

Although the books for Gatlinburg/Pigeon Forge/Sevierville March 2010 residential real estate sales have only been closed for a few hours a few preliminary comments are in order.  It is already clear that our streak of consecutive months of year over year gains is still intact. March 2010 was in fact the 9th consecutive month without a single exception that unit sales in our Gatlinburg real estate market have been above the same month of a year ago.  While the reported gain is only slight at this juncture, readers must remember that the preliminary sales tallies are always revised upward as more Smoky Mountain real estate brokerage firms get around to posting their sales.  For you graphically oriented people, here is the current chart: My forecast is that March Gatlinburg area residential real estate unit sales will end up closer to 130 by the time all of the dust settles.  Good to see all those "green" months after seeing only red for SO long!!

One of the many wonderful benefits of living in East Tennessee is our generally mild climate.  We have recently completed one of the more significant winter seasons with several snows and a lot of missed school days due to weather.  In fact, as of this morning, Ober Gatlinburg reports that they still have 60 inches of snow at the top of the mountain.  On the first day of spring however, we had an absolutely glorious day here in the Gatlinburg area with the high temps reaching almost to 70 degrees.  Although we had a few snow flurries yesterday, the ground is much too warm for any sort of accumulation other than on the highest mountaintops and the precipitation from here forward until next winter will most likely be rain.  Spring is indeed here with trees budding, flowers starting to bloom, and temperatures becoming milder.  If you haven't enjoyed a spring wildflower hike before this might be the year to enjoy that.  For an easy hike that...
