January Sales Disappoint...

Although the final tally will certainly be greater, the total number of residential sales as reported for now by the Great Smoky Mountain Association of Realtors during the first month of 2018 is only 170. The real problem isn't a lack of demand, but rather a lack of supply. In fact, we could sell many more units if we just had the inventory available. Here is the rather anemic looking table:

September Sales Well Behind Last September's Blistering Pace

Although this number is preliminary, the very early indications are that Smoky Mountain September residential real estate sales fell sharply from the stratospheric levels that were hit in the same month during 2015. If the year ago number wasn't SO high the total for this September of this year wouldn't be so disappointing. Here is the table, but remember that the final totals will be higher.

While I do know a little about economic theory and the market from several years in the financial services industry, I am certainly no economist. I can however state that our Great Smoky Mountains real estate market has recently seen very significant improvement in the demand for our pricier residential properties. As usual, I do have a table to illustrate this new trend: Consider that in 2014, the total number of residential sales in this part of East Tennessee was almost exactly the same as the tally for 2013, but the percentage of homes sold in the upper brackets was across the board higher, and significantly so. Although we aren't in to 2015 very far, the past 365 days shows an even further improvement over calendar 2014. Our Sevier County area will always have many more low priced home sales than it will transactions in the upper brackets, but the mix is certainly improving. The answer to the question above is that we really don't know yet. Brokers in our Great Smoky Mountain Association of Realtors MLS aren't required to submit their closed files by a specific date and this means that the data isn't truly reliable until around the middle of the following month. Still, at this early date I can say that February's (hopefully icy weather impacted) sales totals were absolutely abysmal. For a long term view, please take a look at the same data that I regularly display but in a different format: Although the graph as shown on this page is rather small, that very last bar on the right represents February's Smoky Mountain residential sales totals and it is very weak indeed. One has to go all the way back to February 2011 to find a lower monthly total number of closings. Will more sales be reported - Almost certainly so! Will there be enough additional sales tallied to make February's performance less disturbing - Probably not...
