August Has Finished Strongly Indeed!

When we reported the initial Gatlinburg area residential real estate sales tally a week ago I was concerned that our local real estate market might have lost a little bit of momentum. After more agencies have gotten their sales tallies updated, this does not appear to be the case at all. In fact, August has turned out to be one of the stronger months of 2012 and our positive streak has been strongly reinforced. See for yourself by reviewing this updated table:

When we reported the initial Gatlinburg area residential real estate sales tally a week ago I was concerned that our local real estate market might have lost a little bit of momentum. After more agencies have gotten their sales tallies updated, this does not appear to be the case at all. In fact, August has turned out to be one of the stronger months of 2012 and our positive streak has been strongly reinforced. See for yourself by reviewing this updated table:

For every month so far in 2012, our Gatlinburg area residential real estate market has been sharply above recent years. In fact, the sales in 2012 have been the very best results versus the same month in any previous year going back all the way to 2007, the last year of the nationwide real estate boom. August 2012 continues this remarkable trend with a very respectable 164 residential units sold by our Great Smoky Mountain Association of Realtors. As always, it is important to note that this is the "flash" number and that the eventual total will certainly be revised upward as more end of the month sales are reported. Due to the occurrence of the Labor Day holiday, this revision will probably be felt significantly all the way through the first week of September. Here is an updated table with the current totals as reported by our GSMAR MLS database: Importantly, a quick survey of a couple of title companies confirms that there is a lot in the pipeline yet to close too. July Posts a Victory, Sort of...

With a LOT going on in my business and personal life over the last couple of months, I have done a horrible job of posting to this Gatlinburg real estate blog. Although I have personally recorded nearly 120 sales already during 2012 (with the assistance of an awesome support staff), that level of activity has taken a real toll on some peripheral pursuits such as this blog. Taking a solemn pledge not to allow this to continue, I am finally making up for lost time this evening and marking a new commitment to posting more regularly to this all too often neglected blog site. Now that August is nearly over, I guess it is high time to post about the sales that our Great Smoky Mountain Association of Realtors board recorded in July. During last month, residential sales as reported by our MLS database were again ahead of July 2011 but by a much less impressive percentage than was recorded during EVERY month of the first half of this year. Gatlinburg Real Estate Market Supply Decreasing!

At least in relative terms, our market is improving nicely and in a very consistent manner. Although there are 441 single family residences for sale in the south end of Sevier County (composed of the Gatlinburg, Chalet Village, Pittman Center, and Cobbly Nob areas), we have had 235 sales during the past 12 months within these same markets, which calculates to a little under a 2 year supply or absorption rate. While this is still almost FOUR TIMES what is generally considered to be a normal market supply of 6 months, it is down nicely from the 3 plus years supply that we saw last year. This improvement is not limited to the Gatlinburg and surrounding areas either! In fact, when considering the market supply of single family homes for all of Sevier County, the supply is only 1.60 years. Still much too long but NOWHERE near as depressing as the numbers we have seen during the past several years. Why this improvement in the market?
