For the first time since September of 2006 unit residential sales here in the Smoky Mountains of East Tennessee are up compared to a year ago. That's right, reported July home and condo sales for our Gatlinburg area are now totaling 134, which is exactly one more sale than was reported in July of 2008 . Now one unit over a year ago is not yet proof that the market is turning but it IS one more small piece of evidence indicating that the market is showing signs of life. I thought it might not be until August that we would surpass the results from a year ago but it happened more quickly than we thought. The real test is still what happens in August - Will the rally continue or is it just a teasing "flash in the pan" as the oldtimers used to say? We'll have to wait to see but I do have several pending sales expected to close in August including one set for today. In fact, I have around 10 sales that are supposed to close in August. If other agents are also having a good ...

Good Riddance July! - Updated 8/18/2008 Although the dust hasn't quite settled it is safe to say that the month of July wasn't a barnburner for Gatlinburg area real estate sales. In fact, those of us in the business of marketing Sevier County real estate are glad to see July end and are already looking nervously toward August 2008. May's blip in activity was not followed by another up month in June and any chance of saying that sales volume was trending up has pretty much been dashed by the miserable performance of our Smoky Mountain real estate market during July. Signs of Life at GatlinburgHomes.com Although the recent pace of residential sales in Sevier County has been abysmal, there is good news for the future. Last week we recorded the highest number of visitors to our primary real estate site that we have seen since last summer. Here is a chart of our site visitor count by week: As you can see, our visitor count was up dramatically but that doesn't tell the whole story as there is more good news. The graph below depicts our web site's weekly number of page views. Although not yet above last summer's record levels our site's number of pages viewed by users is trending upward steadily each week: Does this mean a pending increase in the level of real estate activity in the Gatlinburg, Pigeon Forge, and Sevierville real estate markets? No guarantees here but this does track with my general perception of increased activity in the number of phone calls and property showings.
