They're Skiing in Gatlinburg!!

With two early snows already this winter, the owners of Ober Gatlinburg are looking forward to a great ski season. I was in the Chalet Village area of Gatlinburg Saturday and my daughter Brittany took these photos: In the foreground you can clearly see the 5-6 inches of snow that fell Friday night on top of the mountain. In the distance you can see the snow covered main slope of Ober Gatlinburg. Note to self: Carry that telephoto lens even though you don't need it very often. Although you can't really see them, trust me, people WERE skiing. Without my telephoto lens this is the best Brittany could do: Even though the slopes are covered the roads aren't - Check out the great work by our Gatlinburg City Streets Department: Thanks to our buyer's market, small condos atop Ski Mountain can be purchased for as little as $45,900 !! New Wal-Mart in Gatlinburg??

Not really, but I did wonder what this Wal-Mart driver was thinking when he tried to come down Ski Mountain Rd. through Chalet Village. Don't know if he was relying on a GPS unit that was malfunctioning but you just can't get a semi trailer down (or up) the mountain through the hairpin curve. Sadly, this happened yesterday too - You have to wonder if someone stole the "No 18 Wheelers" sign that is supposed to be at the base of Ski Mountain. This driver was really caught between a rock and a hard place. The rock was some of our famous Rocky Top and the hard place was this power pole. What does this have to do with Gatlinburg real estate you ask? Very little really but it was quite funny in a sad sort of way...

270 Rental Nights Booked in a YEAR??

I spoke recently with a friend who owns several Gatlinburg cabins (of all sizes from 1 bedroom to 8 bedrooms) and he were talking about the performance of one of his vacation rental properties in particular. When he told me that it would rent for 270+ nights this year I was floored. To be sure, years ago, I was able to easily find homes that generated unbelievable numbers but we've built a LOT of cabins since then. Can cabins still generate those gaudy numbers even in a recession economy - see Gatlinburg Real Estate Blog: Gatlinburg and the Great Recession ? The answer is an unqualified "Yes!". This one bedroom luxury cabin in Chalet Village is rented like I wouldn't have believed and will in fact produce an overall occupancy rate of 75% or even a little more for the fully year of 2009. The real question is what is it that allows this particular property to do so well? Here are the reasons as well as I can determine them: The cabin is a "state of the art" p...

Inventory Milestone Reached Analyzing our real Gatlinburg area real estate market as I am oft prone to do I found a rather staggering statistic today. My search was for the total number of properties of all types, residential, land, multifamily, and commercial listings currently for sale (not already sold or expired). The total number for the first time ever (to my knowledge) was a staggering 8,013 which I do believe sets a record for our area. As of this evening there are 4,229 active residential properties and 3,373 active land listings with the relatively small remainder comprised of commercial and multifamily properties. According to our MLS database during the past 12 months there were a total of 1,651 residential properties sold. This means that our current inventory is equal to a little over 2.5 YEARS based on the pace of sales over the past year.
