2013 was Great, but Happy New Year!!!

Although the final number of residential sales in the Gatlinburg area will be higher (as they always are), 2013 already is more than 7% above the total for 2012 and the best year since the boom years of 2005-2007. Looking forward to 2014!!!

Gatlinburg August Sales Hit 200 Units!

The feeling that we have had for some time now that the Gatlinburg area real estate market had bottomed out and was rebounding has been confirmed yet again with August's 200 residential units sold. Prices are starting to rebound too and there is little doubt that our market is headed upward. See for yourself: This is not just a flash in the pan either! Year to date, the real estate agents in the Great Smoky Mountain Association of Realtors have sold 44 more homes than had been sold at this point last year. This really isn't a mystery either as most hard assets (gold, oil, other precious metals) as well as many consumer items have increased in price. Why shouldn't real estate??? There are still some great opportunities and our market is not yet  in an undersupplied condition like many markets around the nation already are. Don't pay too much - Please contact us to own Smoky Mountain real estate before the market heats up any further!!

There Just Aren't Many Affordable Homes Left in North Sevier County!!

As the screen shot below shows, there is a real shortage of affordable homes in Northern Sevier County, specifically the Boyd's Creek and Kodak communities. Historically the most affordable but also attractive areas in the north end of the county, the number of these homes available for sale but unsold not that long ago numbered in the dozens, many dozens in fact. The Kodak & Boyd's Creek areas represent excellent commuter neighborhoods for both Knoxville and Sevier County, These communities are particularly attractive to couples if one member of the family works in Knoxville and another in Sevier County, be it Sevierville, Pigeon Forge, or even Gatlinburg. Even more clearly defining the current market status is the fact that there are only 4 homes with 3 or more bedrooms and 2 or more baths for sale under $120,000 in these areas!  Part of the explanation is that the number of foreclosure properties coming onto the market is shrinking significantly. June Sales Don't Quite Equal Last Year, at Least Not Yet...

Although June felt like a good month, it didn't quite finish that way according to the Great Smoky Mountain Association of Realtors MLS database. While several more sales will no doubt be recorded, it looks like our community's real estate agent's production will end up very close to last year's total residential sales. In 2012, Gatlinburg area real estate agencies combined to sell a total of 182 homes and condos. As of tonight, our MLS is reporting only 168 units sold, about 8% less than the year ago total. With the Independence Day holiday and summer vacations more delay than usual may exist but I'm not so sure that we will end up beating last year's total. Here's an updated total for those keeping score at home:

Usually about 5-10% more than the flash total is where we end up, depending upon what day of the week the end of the month falls and even the time of year.
