In another weak monthly performance showing, Gatlinburg area real estate agents combined for only 161 sales during the month of May. This compares very poorly to the value from a year ago when the nearly 500 members of the Great Smoky Mountain Association of Realtors sold 202 residential properties. In fact, this is the third consecutive month of negative comparisons that we have had and as much as I hate to admit it begins to look like a trend, at least for now. As always, keep in mind that several agencies are usually a little late to report their end of the month closings so the final number will undoubtedly be revised upward significantly. Still, it won't be THAT significant... Here is the table for those who like graphic evidence of the rather graphic numbers:

An Update re March 2014 Residential Sales

Although the Smoky Mountain residential sales recorded during March 2014 are still nothing to crow about, the numbers (as always) did improve a little with the passage of a few days after the end of the month. Now that more agencies have posted their sales totals for March the number is just really poor, whereas previously it could only be properly described as atrocious. Hopefully Gatlinburg area real estate sales will be much better in April 2014 and the shortfall from March when compared with the sales recorded a year ago will be a one month only experience, not the start of a longer trend. Here is an updated table:

Unfortunately, this isn't an April Fools Joke - March 2014 Gatlinburg area residential real estate sales were sharply off when compared to the same month last year. For the first time in a year, sales were actually below the year ago number by 34%. As always, the final result will be better when all firms finish reporting their sales but we will doubtless end up significantly below the number of sales reported in March 2013. A good question that I don't have the answer to is why we would see Smoky Mountain real estate sales drop to this large a degree. We are going to look closer into this, reviewing sales in the Sevierville, Pigeon Forge, and Gatlinburg areas individually for answers.
