Walk to the National Park from this Affordable Getaway Home!

Attention all bargain hunters! This charming Cosby home features everything that you want (and just as importantly none of what you don't want like HOA fees or pesky neighbors!) and is literally just steps away from the National Park. Located just 15 minutes from Gatlinburg, this cabin is perfect for someone who wants to get away from it all. Surrounded by beautiful ferns and rhododendron, owning this home is like owning a piece of the National Park with room to sleep 6 easily but it is much better suited as an intimate retreat for a smaller group to enjoy. If you want to enjoy the Great Smoky Mountain National Park, you can walk right in (or drive if prefer but it is only tenths of a mile away). Another Day, Another Beauty, Another Beast in Gatlinburg Real Estate

Quite some time back I posted about two homes that I nicknamed the Beauty and the Beast.  We have the same sort of situation again but this time the beauty is a traditional residential property in Sevierville, not a Gatlinburg vacation home.  For your consideration, we offer the following Smoky Mountain real estate properties that we have been recently assigned by foreclosing banks: The Beauty This like new home was built in 2007 and was initially offered by the builder (who built our own personal residence which is also in the very attractive LeConte Landing subdivision) at a price of $539,900.  With 3101 finished square feet (nearly all on the main) level PLUS a full, unfinished basement already roughed in and ready to finish, this all brick and stone home is quality built.  Granite counter tops throughout are just one of the many quality features of this residence and it is well positioned on a .82 acre lot.  Although we never got an opportunity to list ...

Fraud in Cosby, TN!

Fraud is one of those words that you don't just toss out there without cause. It is highly charged and accusatory but that is simply the way I feel. We recently picked up our 5th foreclosure property listing on the same small street in the Cosby community, about 15 miles east of Gatlinburg. Amet Way will go down in infamy as an example of the greed and excess that was so evident over the past several years. The 12 log-look homes on Amet Way sold for an average price of well over half a million dollars but at least 6 of these homes are now owned by the lenders and more are sure to follow. While the Maranatha development entrance is very attractive the homes themselves are not very expensively built. They do however have one very remarkable feature. Every single home on this street has a large indoor in ground pool. Sadly, these large homes don't have any permanent arrangement for handling sewage. The story I've heard is almost unbelievable but it is the only tale I have to t...

May Sales Are In

With the usual warning that not all transactions have yet been reported the preliminary numbers for May 2009 Gatlinburg area real estate sales are now in. You can view my latest update to the table by clicking here . Although May's total represents the best performance so far this year it is only better than previous months by a rather slim margin so we aren't breaking out the champagne just yet. Still, "better" is better than worse and I believe that you should NEVER challenge "worse". Challenging worse is when someone says something like "Well, it can't get any worse than this" which usually leads to much pain as "worse" frequently wins. The brightest spot in my analysis of our Smoky Mountain real estate is that buyers are surfacing and new construction has pretty much halted. Both of these had to occur before volume could improve or home prices go up. With the historically low mortgage rates currently available to buyers with goo...

With my wife Karen at the beach with her best girlfriend for a few days I have had a little more time than normal to delve into our Gatlinburg area real estate market stats. As of today, there is a 2.93 YEAR supply of residential properties based on the pace of sales during the past 12 months. This includes all types of construction (log, log look, vinyl, brick, stone, etc.) and all categories (homes, condos, cabins, and mobile homes). If you break down the numbers a little further you can see that vacation homes have a significantly larger supply when compared to the past 12 months sales. While there are certainly primary residences that are log and log look structures most of these properties are vacation homes. Since there is no clear marker in our MLS for a vacation home the best way that I have found to break these out is by specifying log or log look as the construction type. When the numbers are run for this sub-group the current on market supply is dramatically higher at 4.15 ...

Georgia Anderson, Brenda Whitlock, and Pat Malone are all veteran real estate agents and were sorely missed. The great news is that all three (plus Georgia's husband Rodney) are re-affiliating themselves with our office and will continue to specialize in Cosby real estate though they will certainly work the rest of our Smoky Mountain real estate community.
