One of the enduring features that is always in demand with Gatlinburg area real estate is any sort of water amenity.  Whether it is a nearby lake, river, waterfall, pond, or stream, any type of water always makes properties more attractive.  There is something totally soothing about the sound of moving water and "soothing" is what we are all about here in the Smoky Mountains.  We have recently listed a log-look cabin that is priced to sell (at only $159,900) and has several excellent amenities: Great location convenient to both Gatlinburg and Pigeon Forge. Yes, it's a fact. The number of log and log look (cabin construction) homes currently offered for sale in our Sevier County residential real estate market is equal to nearly 4 years. This calculation is based on the number of transactions during the period 10/1/2008 to 9/30/2009. The pace of sales is slowly improving and homes are being purchased each month so this number will hopefully continue to improve. For non log or log look (residential) properties the market is significantly better with the current supply equal to only 2.27 years. The overall Gatlinburg area real estate market continues to be driven primarily by foreclosures and prices are still very tough on sellers. While this is an improvement over where we were a few months ago a balanced market is considered to be a 6 month supply which we are obviously well above. Although 5 of the 15 properties that we listed this month are already pending sales, these 10 recently listed homes are not yet sold . Some are so u...

I've even contributed to that by regularly posting about the lackluster status of our own Smoky Mountain real estate market here in the Gatlinburg area. There is however a way that investors can make money on real estate investments here in Sevier County. One of the frustrations in being involved in the foreclosure industry is that we can't purchase our own listings. This is because the listing banks consider that to be a conflict of interest and I do understand their concern. A real estate broker with a lack of morals could talk down a property discouraging potential buyers from making an offer over time forcing the price down until it was attractive to the broker to buy for him or herself.
