I was assigned a new foreclosure in Pigeon Forge on Thursday and it is absolutely beautiful!  A stunning log look structure with some space around it and a "to die for" view!  When we looked at the rental company's site we saw it was also furnished very nicely.  Here are the original pics: Spectacular View!! Although the property was booked on Wednesday with guests, by Friday the cabin was completely gutted. Someone even took the light bulbs and the bear proof garbage container that was anchored into the asphalt driveway!! Yes, it's a fact. The number of log and log look (cabin construction) homes currently offered for sale in our Sevier County residential real estate market is equal to nearly 4 years. This calculation is based on the number of transactions during the period 10/1/2008 to 9/30/2009. The pace of sales is slowly improving and homes are being purchased each month so this number will hopefully continue to improve. For non log or log look (residential) properties the market is significantly better with the current supply equal to only 2.27 years. The overall Gatlinburg area real estate market continues to be driven primarily by foreclosures and prices are still very tough on sellers. While this is an improvement over where we were a few months ago a balanced market is considered to be a 6 month supply which we are obviously well above. Although 5 of the 15 properties that we listed this month are already pending sales, these 10 recently listed homes are not yet sold . Some are so u...

I spoke recently with a friend who owns several Gatlinburg cabins (of all sizes from 1 bedroom to 8 bedrooms) and he were talking about the performance of one of his vacation rental properties in particular. When he told me that it would rent for 270+ nights this year I was floored. To be sure, years ago, I was able to easily find homes that generated unbelievable numbers but we've built a LOT of cabins since then. Can cabins still generate those gaudy numbers even in a recession economy - see Gatlinburg Real Estate Blog: Gatlinburg and the Great Recession ? The answer is an unqualified "Yes!". This one bedroom luxury cabin in Chalet Village is rented like I wouldn't have believed and will in fact produce an overall occupancy rate of 75% or even a little more for the fully year of 2009. The real question is what is it that allows this particular property to do so well? Here are the reasons as well as I can determine them: The cabin is a "state of the art" p...
