Price Appreciation in Smoky Mountain Real Estate

I have in this Gatlinburg real estate blog tracked unit sales in our Smoky Mountain area residential real estate market for many years, but haven't often posted about prices. There are a number of reasons for this (lack of time, more difficult to properly compare data, etc.) but I hope now to change that. Gatlinburg Real Estate Market is Hot!!

No, I'm not talking about the weather, it has finally begun to cool a little .  I'm talking about the residential rental market here in Sevier County.  With fewer people able to qualify for mortgage loans and sadly others who have been foreclosed upon, the rental market is actually going well.  In fact, I have had a hard time locating quality homes for people looking to rent - most reasonably priced attractive homes are already rented.  What this means is that rents will start to go up and that is definitely good news for property values.  All of the homes that I personally own are rented and there are fewer residential rental properties being advertised online.  Even the number of "For Rent" signs that I see as I travel around the county is down.  If you are looking to purchase single family residential investment property now is the time - From Gatlinburg to Pigeon Forge and Sevierville starter home / rental property prices are already starting to g...

Preliminary August Sales Results for Gatlinburg Area Residential Real Estate Sales

August has ended and the early results indicate that we will again fail to reach last year's totals.  Though we will likely not finish as far below August 2009's tally as we did in July, it appears that Smoky Mountain residential sales will again fall short of last year's total.  The early total for the month's Gatlinburg area residential sales is 114 but we will certainly see several more August sales posted and won't have a final number for ten days to as long as two weeks.  The final number will likely be between 125 and 130 but would have to build all the way to 137 to surpass last year's total and that just isn't likely. With difficult comparisons for the remaining months of the year I suspect that we will fail to beat 2009's numbers for the balance of the year.  I am however quite certain that 2010's total sales will surpass those of 2009 because of the large lead we built during the first half of the year.  Here is the preliminary chart of re...

Signs of Life, Again!

Although our Gatlinburg area real estate market (like most areas around the country) continues to struggle, there are occasional signs of life returning.  One of these is the fact that in my average sized (138 lots total) residential subdivision in Sevierville, there are currently 4 brand new construction starts.  These are all being built by different entities and are all unrelated owners so this is not just one person's enthusiasm.  While I'm not sure yet just how many of these are spec homes versus custom construction this is without a doubt a good sign. A second positive indicator is that our supply of homes currently on the market continues to decline. As of today, there have been a total of 1189 residential sales in Sevier County during the past 12 months versus the 2905 residential properties currently offered for sale.  This combination equals a 2.44 year supply which although still high is significantly down from the numbers we were seeing a year a...
