The cabins in the Smokies always seemed to be booked which is a sign of the importance they hold to the tourist community here. For the first time in any month since 2007, the Great Smoky Mountains Association of Realtors MLS database shows that the Realtors of our area combined for 204 residential sales last month!! This is yet more evidence that our market is returning to life and that buyers are snapping up the remaining bargains. For the third month in a row, sales are sharply higher than a year ago and we are now seeing evidence of a new & very positive trend. Don't just take my word for it, here is the chart: If you have been waiting for the right time to purchase Smoky Mountain real estate, this looks like it may be what you have been waiting for! Because Saturday (today) is the end of the month most all July real estate transactions were completed yesterday. Although I have seen a Saturday closing, they are VERY uncommon in our Gatlinburg area real estate market.  As I always remind readers, there will be several more closings reported by Sevier County (and the surrounding areas) Realtors during the next couple of weeks but we do now have a preliminary total for July residential sales reported by our Great Smoky Mountain Association of Realtors. The very early result is a paltry 109 residential units sold by the more than 400 members of our board.  My guess is that the final total will be approximately 130 homes and condos sold but that is still well below July 2009's final total of 145 sales. Although there could be more late reported sales than I am anticipating, I seriously doubt that we will exceed July 2009's tally.  That is very disappointing because it means that a 12 month long consecut...

What they are looking for is a slower pace, less pressure, and the natural beauty that the Gatlinburg area is known for. Some visitors are drawn to the shopping and attractions of Pigeon Forge and Sevierville but regardless of where they actually stay, most of our guests are drawn to the family friendly and stunningly beautiful Smoky Mountains for a combination of all of these components. Without a doubt these features are what makes our Smoky Mountain community so special. Likewise, when we vacation, My wife Karen and I like to find something different from what we enjoy at home here in East Tennessee. One of our favorite places to visit is New England and in particular Boston and the idyllic communities of mid-coast Maine. Fresh blueberry muffins, real maple syrup, and freshly caught Maine lobsters are what bring me back to this part of the country almost every fall...

Although it HAS rained a lot in the Gatlinburg area recently I didn't think it was reason for much concern but then I saw that progress on Pigeon Forge's newest attraction, the $25 million Titanic Museum, is really coming along. While this huge ship wouldn't make a good ark and won't ever even float the project is extremely impressive. Here is the photo I took this morning of the site as I drove by: Construction is progressing (when it doesn't rain) and the Pigeon Forge Titanic Museum is slated to open during the spring of next year. Although the christening of the ship may be delayed if it continues to rain the project will eventually look something like this artist's rendition: This is exactly the sort of major attraction that will complement our rapidly growing area so well. While we probably have more than enough music theatres this will add a full day's activity for vacationers. Another day's vacation equals more lodging nights, more restaurant me...
