September Sales Well Behind Last September's Blistering Pace

Although this number is preliminary, the very early indications are that Smoky Mountain September residential real estate sales fell sharply from the stratospheric levels that were hit in the same month during 2015. If the year ago number wasn't SO high the total for this September of this year wouldn't be so disappointing. Here is the table, but remember that the final totals will be higher.

This is pitiful, even by my own weak standards but here is the quick report for June Smoky Mountain residential sales: As long term readers will certainly recognize, these preliminary numbers are ALWAYS revised upward as all firms post all of their sales. By mid month the number for June will certainly exceed what we completed last year, meaning that our string of positive comparisons will remain unbroken. Residential real estate is certainly booming in the Smoky Mountains of Sevier County, TN!!!

This is pitiful, even by my own weak standards but here is the quick report for June Smoky Mountain residential sales: As long term readers will certainly recognize, these preliminary numbers are ALWAYS revised upward as all firms post all of their sales. By mid month the number for June will certainly exceed what we completed last year, meaning that our string of positive comparisons will remain unbroken. Residential real estate is certainly booming in the Smoky Mountains of Sevier County, TN!!!

Now That's a Wide Piece of Geography

In 2014, I was fortunate to sell over 100 properties in 6 counties and across a very wide range of territory. Here's the map that describes this much better than words can: I am quite proud of the fact that we AVERAGED selling these properties for over 95% of the listing price and in an area leading time on market of only 127 days. Although the vast majority of my sales were in Sevier County, it's clear that we still do travel well. If you are looking to buy or sell in Sevier, Jefferson, Blount, Hamblen, Knox, or even Hancock County (which is a VERY long way away), please contact us !!

October Sales Finish Well!

As anticipated, October's Smoky Mountain residential sales did finish very nicely. I am extremely grateful that our own sales during October were very strong, as I personally had 14 sales during the month, making October the best month of a good 2014 for me. Here is the latest summary showing that most agents of our Great Smoky Mountains Association of Realtors actually had a very good October: Based on these updated totals, 2014's sales year-to-date totals do now exceed 2013's January - October's performance by 18 units. This is a very slim edge but we will take it! Despite the fact that 2013 finished very strongly, I now expect that the full year 2014 sales will actually exceed the 2013 total. This means that 2014 will be the strongest year since the all-time record breaking years of 2005-2007. If this happens, we will have enjoyed progressively stronger totals in each and every year since 2009 with the exception of only 2011. While 2014 won't finish greatly over ...

Gatlinburg Residential November Sales are Robust!

For the 9th time this year and the 8th month in a row, Gatlinburg area residential real estate sales exceeded the tally from the same month last year. In fact, if the typical late reporting by area real estate firms occurs as usual this month, we could exceed 2012's TOTAL sales without the benefit of December 2013's count. That would be no small accomplishment, given that 2012's total was the best annual performance since all the way back in 2007, before our Smoky Mountain real estate bubble broke in 2008. You can see all of this via the table below: Sevier County, Tennessee real estate prices are starting to improve as well, so Buyer's will want to step up now or be prepared to pay more, possibly much more later. Our market is mainly composed of second homes which tend to move more slowly in price than primary residential markets do. The trend is certainly up however, and we are looking forward to another great December. In fact, I have more pending sales in December...

In fact, every month late reporting brokers cause the totals to be revised upward. It is almost a certainty that the final total for October Smoky Mountain real estate sales will finish greater than 2012's total. Here is the preliminary report, but watch this space for a revision that will likely be posted mid-month:

I regularly mention my amazing real estate marketing team but thought that it was time to tell a little more about them. With approximately 200 sales in 2012, our group finished far and away number one in Sevier County, selling more Smoky Mountain real estate than any other team. That level of success can only be achieved with a hardworking and well organized team which I am blessed to have. Giulia Luzzana (pronounced "Julia") manages all transactions from the date that a sale agreement is reached until the property successfully closes. Able to speak several languages fluently, Giulia also is a wiz at handling all of the paperwork that these transactions require. Kayla Grantham manages all of our real estate listings, along with the marketing and data entry that every listing has. How I Became Successful in Gatlinburg Real Estate

The quick answer to the title's question is "By the grace of God!" but what follows is how He did it. When I first moved from Knoxville to the Gatlinburg area in 1995 to begin a brand new real estate career, I had three  huge  challenges: I had never been involved in real estate marketing of any sort. I was an absolute newcomer to the Sevier County area, and knew almost nobody here. I had  very  limited resources to work with. Those first years were very challenging indeed, with not a single sale for the first 6 months. There was even a time of looking for spare change in the car to pay for a soft drink and the near repossession of an automobile that I could no longer afford. In retrospect, challenging doesn't even  begin  to describe those first 2 years... Then, again by the grace of God, I attended a seminar right here in Gatlinburg (I certainly couldn't afford to go to any out of town meetings) and one of the speakers discussed this new internet thing an...
