Another Day, Another Beauty, Another Beast in Gatlinburg Real Estate

Quite some time back I posted about two homes that I nicknamed the Beauty and the Beast.  We have the same sort of situation again but this time the beauty is a traditional residential property in Sevierville, not a Gatlinburg vacation home.  For your consideration, we offer the following Smoky Mountain real estate properties that we have been recently assigned by foreclosing banks:

The Beauty

This like new home was built in 2007 and was initially offered by the builder (who built our own personal residence which is also in the very attractive LeConte Landing subdivision) at a price of $539,900.  With 3101 finished square feet (nearly all on the main) level PLUS a full, unfinished basement already roughed in and ready to finish, this all brick and stone home is quality built.  Granite counter tops throughout are just one of the many quality features of this residence and it is well positioned on a .82 acre lot.  Although we never got an opportunity to list this property, several local talented real estate brokers did market this residence but failed to sell it due to our difficult market conditions.  The builder was still offering the property earlier this month (June) at a sharply reduced price of $479,900 but unfortunately, it still did not sell.  Sadly, the lender recently foreclosed on this very attractive home and contacted us to sell the property.  The home is still in like new condition complete with all appliances, garage door openers, and remote controls but is now priced by the bank at a bargain price of $399,900.  More pictures can be viewed here and for full details regarding this listing, please click here.

And then there is...

The Beast
Like most beasts, this was a fearsome creature indeed (the above photo was taken AFTER the property was cleaned up).  Before our property preservation folks spent a couple of long days, the large yard was well over 3 feet tall and there was garbage and junk EVERYWHERE!! Although this Cosby area foreclosure property is not yet priced by the bank, it is expected to be offered at around $30,000 which fortunately does include the nearly 5 acre lot.  With a lot of work maybe you can tame this beast.  For additional photos of the beast please click here.
